Swinerton provides commercial construction, construction management, design-build, and self-perform services throughout the UnitedStates, and is increasing their footprint in Texas with projects in the office, retail, multi-family residential, hospitality, healthcare, education, energy, and entertainment market sectors. They recently expanded their Dallas team and leased a new office space in East Quarter near Downtown, Dallas. Occupying the third floor of the building, Swinerton partnered with IA Interior Architects and our team at Tangram to design and furnish their new 11,000-square-foot office space.

Our collaboration with IA Interior Architects aimed to incorporate the building's history and materials, as well as the East Quarter aesthetic, while maintaining the typical layout of other Swinerton locations that Tangram has previously worked on. Our team installed the walls and office furniture,which included open collaboration areas, huddle rooms, reception, wellnessroom, boardroom, conference room, private offices, workstations, and work café.

For the open collaboration and huddle spaces, the Steelcase Verlay Table in a deep walnut finish and Viccarbe Maarten Conference Chairs/Stools with a blue-grey smooth upholstery are used. Although the two spaces have varying-sized tables and chair heights, the finishes remain the same to create cohesion throughout the two spaces.

The lounge areas, consisting of reception and a wellness room, continue the similar blue-grey and neutral color scheme with their upholstered seats and side tables. The Coalesse TogetherBench, upholstered in a neutral speckled design with blue-grey accents, and the Andreu World Element Lounge Chair, in toffee leather, are in the reception area with the Blu Dot Coco Nesting Tables in black. For the wellness room, the Andreu World Nuez Bio Lounge and Ottoman, upholstered in a similar blue-grey fabric as the Viccarbe Maarten chairs, is paired with the Blu Dot Swole TallTable in black.

In the meeting rooms, the color scheme varies a bit but still contains similar elements that pair well with the blue-grey and deep leathers found in the other areas. The Massaud Conference Chairs in this space feature toffee-colored leather on the backrests, similar to the lounge chair in the reception area. However, the seat finish is upholstered in a grey fabric. The Steelcase Verlay Table makes another appearance in these rooms but has a lighter walnut finish than the collaboration/huddle spaces. The chairs and tables in the meeting rooms vary in size depending on whether they are used for the boardroom or the conference room.

The private offices utilize both furniture and walls products. The flexibility of the Steelcase Privacy Walls gives the user the ability to have open collaboration or privacy with its high power, mobility features. Inside the office, the Steelcase Slim Leg Height-Adjustable Desk with an upholstered tack board and Elective Elements case goods/floating shelf is paired with the Steelcase Think Task Chair to provide a comfortable space that is adaptable to the changing needs of any employee. The Steelcase Think Chair can also be found at the workstations with the Steelcase Migration SE Height-Adjustable Desks.Instead of an upholstered tack board, these stations have tackable modesty screens and magnetic Steelcase Answer Panels for privacy. Both spaces also have the Andreu World Guest Chairs in the same walnut toffee leather seen in other spaces.

Lastly, the work café ties together all elements of light, dark and neutral and creates an inviting space for employee breaks, meals, and collaboration. For the high-top areas, the Steelcase Verlay Table makes are appearance, but instead has a laminate, white top with wooden legs. The barstools are the Gus Modern Lecture Stools in cognac leather that resemble the toffee leather seen in other areas. The Bolia Facet Low Stools in black leather can also be used as a barstool option. A more intimate seating option is the small, round Steelcase Verlay Table in laminate black with the Steelcase Bindu Chairs in a grey upholstery. This seating is ideal for 2 to 4 people, while the high-top areas can accommodate for a larger group of up to 8 people.
